What you are looking at

The Community Development Districts publish one amortization schedule per unit, and that PDF is the authoritative record of what is still owed on a parcel: the annual payment, split between principal and interest, and the remaining balance for every year until the bond is retired. This page links all of them in one place so you do not have to walk the three-step county/district/unit dropdown to reach one. The documents are the District's, hosted on districtgov.org, and open in a new tab — nothing here is a copy, because a copy would go stale.

Finding your unit number

Your district and unit appear on your Villages ID card as the U/L number, and on the annual TRIM notice and property tax bill for the parcel. If you are still shopping and do not have either, the seller's agent or the District can tell you which unit an address sits in. Match the county first — a district number is only unique within its county, so Sumter District 4 and Marion District 4 are different districts with different schedules.

Read the current year's row, not the original amount

The figure that matters when you are buying is the remaining balance in the current tax year, not the bond's original size. A 2003 unit and a 2021 unit can show the same original issue and wildly different balances today. A payoff quote comes from the District and is good only through the date printed on it, so treat the schedule as the reference and the quote as the number you act on.
