Southern Villages: Newer Homes, Different Tradeoffs
South of SR 44 is not one market. Fenney, Marsh Bend, Sawgrass, Richmond, Dabney and Eastport represent distinct stages of development and daily convenience.
Rank the southern clusters by what operates today, not by a broad 'newer' label. Grocery access, cart bridges, construction exposure and town-center maturity vary sharply.

Best fit
Buyers prioritizing newer plans, modern recreation and an evolving southern lifestyle.
Watch first
Active construction, Turnpike or arterial noise, thin retail pockets and future-phase claims.
Verify
Open amenities, actual cart route, grocery and medical trip, bond, lot adjacency and construction schedule.
Choose the southern cluster first, then compare houses. A broad South-of-44 search hides the differences that matter most.
What this page covers
South of SR 44 is a collection of distinct development eras, not one neighborhood. Fenney, Marsh Bend, Sawgrass, Richmond, Dabney and Eastport differ in maturity, shopping, cart access and construction exposure.
01
Compare clusters, not one broad South
The useful first decision is which southern cluster fits your routine. The oldest southern neighborhoods offer more mature landscaping; the Eastport frontier offers the newest product and most active buildout. A single South-of-44 label hides those differences.

02
Fenney, DeSoto and McClure
This first-generation southern cluster emphasizes preserves, trails and established recreation. Fenney Professional Plaza covers some medical needs, while Magnolia Plaza is the stronger full-service grocery and daily-needs destination. Town-square trips are longer than from Brownwood-adjacent villages.

Marsh Bend, Monarch Grove, Linden and DeLuna
Everglades recreation, Hogeye Preserve, pitch-and-putt, Magnolia Plaza and bridge connectivity create a balanced outdoor-lifestyle cluster. Lot conditions vary sharply beside preserves, golf, recreation, paths and the Turnpike.

Sawgrass-oriented villages
Chitty Chatty, Bradford, St. Catherine, Citrus Grove, Hawkins and Cason Hammock combine newer homes with Southern Oaks golf, Ezell and Homestead recreation, and Sawgrass entertainment. Sawgrass's specialty market is not a conventional full supermarket.

Richmond and the Brownwood compromise
Richmond is one of the strongest compromises between recent housing and established Brownwood access. Grand Traverse adds grocery and medical convenience. Turnpike, bridge, preserve and recreation adjacency still require a lot-level noise test.

06
Dabney, Lake Denham and Newell
These villages emphasize recent housing and recreation, but errands are less consolidated than around Brownwood or Magnolia. No universal door-to-door cart time is reliable; test grocery, medical and entertainment routes from the house.

Eastport and the active frontier
Eastport now operates as a real entertainment, dining, golf and recreation destination, but businesses and surrounding development remain in motion. It offers the newest activity center with the greatest construction and commercial-maturity uncertainty.

The southern buyer checklist
Verify what is open today, actual cart route, full grocery trip, healthcare trip, remaining bond, district assessments, construction schedule, road and Turnpike noise, drainage, preserve or golf adjacency and future land use. Treat coming-soon claims as plans, not guarantees.
