Two very different questions

When buyers ask about 'schools and families' here, they're usually asking one of two very different things. A few need to house school-age children full-time — the exception in a 55+ community, and possible only in specific places. Far more are asking the everyday question: can our kids and grandkids come visit, and is there anything for them to do? Can your grandkids visit — or stay?

Yes, they can visit — that's normal and expected. The Villages is a HOPA 55+ community under the '80/20 rule': at least one occupant of a home must be 55 or older, and there are to be no permanent residents under 19. 'Permanent' is the key word — grandkids are welcome as guests, but deed restrictions generally treat a stay beyond roughly 30 consecutive days as residing rather than visiting, which isn't allowed for minors outside the designated family neighborhoods. The exact limit is set by your district's recorded declaration, so confirm it there (see HOA & CDD). Guests also use the community's guest-ID program for amenity access. Bottom line: grandkids for the holidays or the winter break — no problem; moving a minor in year-round — only in a family-designated area.

Fun for visiting grandkids

The Villages is more grandkid-friendly than its 55+ label suggests — a real selling point when the family visits. The recreation system includes family (all-ages) pools and splash areas in addition to the adult-only pools, plus family recreation centers, sports courts, and miles of golf-cart adventures that kids love. And you're roughly an hour from the Orlando theme parks for a bigger day out. If hosting grandkids matters to you, favor a home near a family/leisure pool rather than an adult-only one.

Where families with children can actually live

Full-time family living is concentrated in designated family neighborhoods — chiefly Middleton, The Villages' purpose-built multigenerational district — and the footprint is growing (the developer won approval for about 2,100 more homes near Middleton). These areas are exempt from the no-under-19 rule, so if you need to house school-age children year-round, that's where to look. Elsewhere in The Villages, the 55+ restriction applies and children can only visit.

The Villages Charter School — and who actually gets in

The Villages Charter School (TVCS) is a highly regarded K-12 charter — rated A by Niche and consistently well-ranked statewide — with campuses including Buffalo Ridge and Middleton and a full slate of academics, athletics, and career programs. The catch is eligibility: TVCS is a 'Charter-in-the-Workplace' school. Official TVCS enrollment material says eligibility is based on a parent or guardian's qualifying employment, not residential zoning. That means a grandchild does not qualify simply because a grandparent lives in The Villages, and a family does not qualify merely by buying in Middleton or another family neighborhood; a parent/guardian must meet the current qualifying-employment rules. Enrollment runs through an application process with capacity limits, so plan early and verify the current policy with TVCS directly.

Public schools by county — it depends where the home sits

Because The Villages straddles three counties, a family's zoned public schools depend on which county the specific home is in. There's no single 'Villages school district' — you're in one of three:

What it means for a buyer

If your kids and grandkids will only visit, essentially any Villages home works — just mind the ~30-day guest limit for minors and, if hosting is a priority, pick a home near a family pool. If you need to house school-age children full-time, narrow your search to Middleton and other designated family neighborhoods, then decide your school path: confirm whether a parent or guardian qualifies for The Villages Charter School through employment, or identify the zoned public school for that exact address in its county. Living in a family neighborhood solves the age-restriction problem; it does not automatically solve charter-school eligibility. And whatever the plan, verify the specific parcel's district and its recorded family/occupancy status before you buy (see HOA & CDD).
